89143 Homes for Sale: Las Vegas’s Smallest Northwest Zip
What part of Las Vegas is 89143?
It's the top of the northwest, on the "inside" of the 95. If you're driving up the 95 toward Mount Charleston, 89143 is on your right after you pass Centennial Hills Hospital and the 215. Skye Canyon and the city's Kyle Canyon area are on your left, across the freeway, in 89166. Floyd Lamb Park is just east, in 89131.
Nobody calls it "89143" out loud. People say Centennial Hills, or they name the subdivision, or they say "up by Sunstone." It's still worth knowing the zip, because it's the smallest of the five northwest zips we cover and it behaves differently.
Some numbers (U.S. Census Bureau):
- Land area: about 3.5 square miles, a fraction of 89166's 175.
- Homes: about 4,600, counting apartments (American Community Survey, 2020 to 2024).
- Median year built: 2005.
- Detached single-family: about 97% of homes, the highest share of any zip on our list. Condos and apartments are rare here.
- Owner-occupied: about 74% of occupied homes.

City or county?
Mostly city. By our read of Census Bureau boundary maps, about 87% of the land in 89143 is inside Las Vegas city limits, the highest share of the five northwest zips. The elementary schools on Iron Mountain Road, Brent Lane and O'Hare Road all geocode inside the city. There are still county parcels mixed in, so if you're looking at an older home on a big lot, we check before you offer.
Communities in 89143
Part of Sunstone. The newest northwest master plan, with several builders and a master community association (sunstonemca.com). Its 55+ section, Trilogy, is on the 89143 side of the line on the maps we checked, but Sunstone straddles 89143 and 89166, so check each address.
The west side of Centennial Hills. All of 89143 sits inside the city's Centennial Hills plan, which runs north to Moccasin Road. Outside Sunstone, most of the zip is 2000s tract neighborhoods, each with its own HOA.
Across the 95: Skye Canyon and Kyle Canyon. Not in 89143, but they're a couple of minutes away, and buyers shopping here almost always look there too.
New build or resale in 89143?
You have a real choice here, which is rare for a zip this small.
Resale is most of what's here. The Census median home was built in 2005, so a typical resale is around 20 years old: a finished backyard, grown-in trees, maybe a pool, and the kind of wear you'd expect. Budget for the water heater, the A/C and the roof underlayment if the inspection flags them.
New builds are mostly in Sunstone. You get a warranty, new systems, and a say in the design. You also get Southern Nevada Water Authority rules for new homes: no grass in the front or back yard, and new pools capped at 600 square feet. And the new-home numbers aren't in that 2005 median yet, because the Census survey lags the builders.
Two things we tell every new-build buyer:
- The builder's sales rep works for the builder. Bring your own agent to the design center from day one.
- If there's any chance you'll want a pool, ask for the pool electrical package, a gas line to the backyard and power at the back of the house before plans lock. It's cheap now and expensive later.
Our new homes guide goes through the rest.

HOAs in 89143
Most homes here have an HOA. In Sunstone, there's the master community association, and some neighborhoods may add their own association on top. Trilogy is age-restricted, so read its rules on who can live there before you fall for a floor plan. In the older tract neighborhoods, each subdivision has its own HOA.
We don't print an HOA range for 89143, because dues depend on the exact neighborhood and they change each budget year. Get the resale package (or the builder's HOA disclosure on a new home) and we'll add up every association the home pays.
If you want no HOA at all, 89143 is the wrong zip. Look at the rural lots in 89129, 89131 or 89149 instead.
Schools in 89143
89143 is in the Clark County School District. Three public elementary schools sit inside the zip, with Nevada star ratings for 2024-25:
| School | Street | Nevada stars (2024-25) |
|---|---|---|
| Scherkenbach Elementary | Iron Mountain Road | 4 |
| O'Roarke Elementary | O'Hare Road | 4 |
| Bilbray Elementary | Brent Lane | 3 |
Two 4-star elementary schools in three and a half square miles is a good ratio. There's no middle or high school inside the zip, so students are zoned to schools in neighboring zips, and which ones depends on the address. Check CCSD's zoning search. The 2025-26 ratings were announced September 15, 2026; we'll update this when the list is posted.
The drive: the 215, the 95 and beyond
This is the other thing people ask about 89143, and it's mostly good news. The 95 runs right along the zip's southwest edge, with interchanges at Kyle Canyon Road and Skye Canyon Park Drive nearby. The 215 meets the 95 at the Centennial Bowl a few miles south, and that interchange was finished in December 2023, which took a lot of the pain out of getting in and out of the northwest.
From the north end of 89143 near Iron Mountain Road, without traffic (our routing calculation, September 2026):
| To | Drive |
|---|---|
| Centennial Hills Hospital (by the 95 and 215) | about 8 minutes |
| Downtown Summerlin | about 24 minutes |
| Fremont Street | about 24 minutes |
| The Strip (Bellagio) | about 33 minutes |
| Harry Reid Airport | about 37 minutes |
| Lee Canyon ski area | about 46 minutes |
So you're a half hour or more from the Strip, and three quarters of an hour from ski runs. If you commute to the south end of the valley every day, drive it at rush hour before you buy.

89143 market data
| Measure | Zip 89143 | Las Vegas (valley) |
|---|---|---|
| Median sale price | $594,743 | $475,000 (single-family) |
| Change from a year earlier | up 27.9% | down 1.0% |
| Median days on market | 52 | n/a |

| Sale price vs list price | 99.4% | n/a |
| Period and source | 3 months to Aug 2026, Redfin | Aug 2026, Las Vegas REALTORS |
Up 27.9% sounds wild, and it deserves a caution. With under 100 sales in three months, which homes sold matters a lot. A run of larger new homes closing in Sunstone can push the median up without the house next to yours being worth 28% more. We price every 89143 home against sales of the same age and type, new against new, resale against resale.
