89131 Homes for Sale: Las Vegas Zip Code 89131 Explained

What part of Las Vegas is 89131?

Think of it as the top of the city. Drive north on Durango past Centennial Hills Hospital and the zip on your right is 89131. Keep going past Floyd Lamb Park and the road ends at Moccasin, where the Fossil Beds start and the houses stop.

The east edge is the one to watch. Decatur is roughly the city line, and past it you're in the City of North Las Vegas, with different zips (89084, 89085 and 89086 are the common ones), a different police department and different prices. That's also where most of the new "Tule Springs" construction is. The west edge is roughly Durango; across it, the hospital and the Centennial Center shops are in 89149.

Some census numbers for scale (U.S. Census Bureau):

  • Land area: about 16 square miles.
  • Homes: about 18,600, counting apartments (American Community Survey, 2020 to 2024).
  • Median year built: 2004.
  • Owner-occupied: about 82% of occupied homes, the highest share of the five northwest zips we cover.
  • Detached single-family: about 90% of homes.

That last pair tells you what 89131 is. It's a zip of houses, mostly owned by the people living in them.

City and county inside 89131

By our read of Census Bureau boundary maps, roughly four fifths of the land in 89131 is inside Las Vegas city limits. The rest is mostly unincorporated Clark County, and those pockets tend to be the rural ones. Saville Middle School on Torrey Pines Drive, for example, geocodes to county land even though it has a Las Vegas address.

Why it matters: the county and the city have different zoning. If you want horses, a big shop or a guest house, the parcel's jurisdiction decides what's allowed. We check it before you write an offer.

Landmarks in 89131

Inside the zip, all confirmed by address:

  • Floyd Lamb Park at Tule Springs, 9200 Tule Springs Road. Fishing ponds, horse trails, the historic ranch buildings and the peacocks. $6 per vehicle, or $50 a year ($25 if you're 50 or older), per the city.
  • Centennial Hills Park on Buffalo Drive. The amphitheater, a dog park, splash pads and pickleball courts.
  • Centennial Hills Library (6711 N. Buffalo) and the Centennial Hills YMCA (6601 N. Buffalo), right next to the park.
  • Gilcrease Orchard, 7800 N. Tenaya Way. In 2026 the fall harvest, with the pumpkin patch and cider, runs Tuesdays, Thursdays and weekends from September 26 through October 31.
  • Teton Trails Park, 7850 N. Bradley Road, with water play and reservable lacrosse fields.
  • Target on Sky Pointe Drive.
  • The Tule Springs Fossil Beds start at the zip's north edge, at the end of Durango.

That's a lot of park for one zip. If you like being outside, it's hard to beat.

Typical homes and lots

Most of 89131 is 2000s tract housing: stucco, tile roofs, one and two stories, block walls and desert front yards. The median home here was built in 2004, so a lot of houses are hitting the age where the original water heater, A/C and pool equipment are due. Look at those in the inspection.

Mixed in are the rural streets, with half-acre and larger lots, often a barn or a shop and sometimes a well and septic system. Those sell as a different product. The zip median doesn't tell you what a half-acre with a horse setup is worth.

HOAs in 89131

There's no master HOA over the whole zip. Each subdivision has its own association, and some neighborhoods stack two: Iron Mountain Ranch, for example, has a landscape maintenance association plus sub-HOAs. Gated streets cost more. Many of the rural lots have no HOA at all.

Getting around from 89131

From Centennial Hills Park, without traffic:

To Distance Drive
Downtown Summerlin 14 miles about 19 minutes
Fremont Street 15 miles about 20 minutes
The Strip (Bellagio) 17 miles about 29 minutes
Mount Charleston (Kyle Canyon) 25 miles about 42 minutes

The 95 and the 215 do most of the work. The Centennial Bowl, where they meet, was finished in 2023, and it made getting out of the northwest a lot less painful.

For buyers, that's more room to negotiate than there was in 2025. For sellers, it means the list price needs to reflect this year's sales, not last year's.
