Marc & Michelle Pool Design in Las Vegas

Why two real estate agents design pools
Before real estate, Marc sold pools, and he was the number one salesman doing it. He has designed hundreds of pools since. We still design them, under our own names, and coordinate with the licensed builder who does the construction.
Out here a pool is how you get through July. Good design starts with small questions: where the sun hits at 4 p.m., where the pump won't keep you up, and how you actually plan to use it.
Three rules that shape every new pool
600 square feet, spa included
New pools in the Las Vegas Valley are capped at 600 square feet of water surface, and the spa counts. Existing pools aren't affected.
City or county permit
Parts of the northwest are unincorporated Clark County. We check the parcel first, and the licensed builder pulls the permit.
HOA approval
Most master plans want to see plans before any backyard work starts. Some rural lots have no HOA at all.
How it works
- 1
We talk
What you want, what you're working with, a rough budget.
- 2
We walk the yard
Sun, slope, walls, access and where the equipment can live.
- 3
We design it with you
Shape, depth, shelf, spa, finish and lighting, under the 600 cap.
- 4
The builder builds it
A licensed builder prices, permits and builds. We stay on it until it matches the design.
Start before it’s hot
Pool season starts the day it hits 100, and that's when everyone calls. Design, HOA approval and permits take time, so fall or winter is the best time to start if you want to swim by summer.
Frequently asked questions
Do Marc & Michelle build pools?
No. We design pools with you and coordinate with the licensed builder, who prices, permits and builds the project.
How big can a new pool be in Las Vegas?
New pools on single-family lots in the Las Vegas Valley are limited to 600 square feet of water surface, and the City of Las Vegas counts spas and water features toward that total. The limit took effect in September 2022. Existing pools aren't affected.
Do I need a permit to build a pool in Las Vegas?
Yes. New pools need a building permit from the City of Las Vegas or Clark County, depending on where your parcel sits. The licensed builder normally pulls it. If you're in an HOA, plan on architectural approval too.
What should I ask the builder for if I'm buying a new home and want a pool later?
Ask about the pool electrical package, a gas line to the backyard and power at the back of the house, before the plans lock at the design center.
When should I start planning a pool in Las Vegas?
Fall or winter, if you want to swim by summer.
