HOA fees and the SID
This is the section most people skip and then call us about later.
The HOA
Skye Canyon has a master association, the Skye Canyon Community Association, managed by Olympia Management Services. Its dues pay to maintain the common areas and run the amenities, including Skye Center, Skye Fitness, the pools, parks and trails, and community events. Many neighborhoods inside Skye Canyon also have their own sub-association, especially the gated ones, and that's a second bill.
We're not going to quote you a monthly number here, because we couldn't find one published by the association itself, and figures floating around online don't agree. Here's how to get the real one: on a resale home, ask for the resale package, which shows current master and sub-association dues and any special assessments. On a new home, the builder's disclosure lists the estimated dues. For a side-by-side of fees across the northwest, see our northwest HOA guide.
The SID
A special improvement district, or SID, is how a lot of new Las Vegas communities paid for the roads, drainage, sidewalks and utilities that went in before the houses. Bonds pay for the work up front, and then the homes inside the district pay it back through a special assessment over a set number of years. Clark County's treasurer describes these assessments as liens on the property, billed separately from property taxes and typically collected twice a year. Skye Canyon is in the City of Las Vegas, so its districts run through the city, but the idea is the same. One example: the city's Special Improvement District No. 610 covers Phase 3 of Skye Canyon, a 267-acre area where $12.5 million in bonds, under a trust indenture dated December 1, 2018, paid for local streets, storm and sanitary sewers, drainage and water (Federal Highway Administration project profile).
Why it matters to you:
- It stays with the house. If the seller doesn't pay it off, you inherit the remaining balance and the payments.
- It's negotiable. You can ask the seller to pay off the balance at closing, split it, or price it into your offer.
- Not paying it is serious. Clark County says delinquent assessments go to foreclosure proceedings quickly. This isn't a bill to ignore.
What we do on every Skye Canyon offer: have title pull the SID balance and an official payoff figure during escrow, confirm it with the city, and decide with you whether to pay it off or assume it. Finding out about a SID balance at the final walk-through is a bad day. That won't be you.
