In this policy, "we" and "us" means Marc Capri and Michelle Stiles. "You" means anyone who visits the site.

What we collect

Information you give us. When you fill out a form on this site, we collect what you type in. That includes:

The contact form: your name, email, phone number, what you want to do (buy, sell, both or pools), the area you're interested in and your message.
The home value request: your name, contact details, the property address and anything you tell us about the home.
The pool form: your name, contact details and what you'd like to do with your backyard.

You don't have to give us any of this to browse the site. We only have it if you send it.

Information collected automatically. Like most websites, this one records basic technical information when you visit: your browser type, device, the pages you view, the page that sent you here and a general location based on your IP address. We may use cookies and analytics tools (such as Google Analytics) to see which pages are useful and how people find us. This data is used in summary form. We don't use it to identify you personally.

How we use your information

To answer your question and follow up by phone, text or email, the way you asked.
To prepare a price opinion on your home if you request one.
To send you listings or market updates you've asked for.
To route pool inquiries to our pool design work, separately from real estate inquiries.
To keep records our brokerage and Nevada real estate rules require.
To keep the site working and secure, and to improve it.

If you give us your phone number, we may call or text you about your request. Standard message and data rates may apply. Reply STOP to any text, or tell us, and we'll stop texting.

We never sell your information. We don't rent it out or give it away either.

We share information only when it's needed to help you or when we have to:

With Wynn Realty Group, our brokerage, which supervises our work and keeps transaction records.
With people involved in your purchase or sale when you ask us to, such as a lender, escrow or title company, inspector or the other agent in a transaction.
With service providers that run parts of this site for us (website hosting, email delivery, form handling and analytics). They can use it only to provide their service to us.
When the law requires it, or to protect our rights or someone's safety.

The MLS home search

The home search on this site is provided by the Las Vegas REALTORS multiple listing service and runs inside a frame from their system. When you search there, you're using their service, and their own privacy policy and terms apply. The same goes for the MLS Touch app if you download it. Listing information is deemed reliable but not guaranteed.

Links to other sites

This site links to other websites, including Zillow, Redfin, Yelp, Experience.com, and government and school district pages. We don't control those sites or their privacy practices. Read their policies when you visit.

How long we keep it

We keep your information as long as we need it to help you, to stay in touch if you'd like us to, and to meet record-keeping rules for real estate transactions. Ask us to delete your information and we will, unless we're required to keep it.

Your choices

Stop hearing from us. Unsubscribe from any email, reply STOP to a text, or call or email either of us.
See, correct or delete your information. Contact us and we'll help.
Cookies. You can block or delete cookies in your browser settings. The site will still work, though some features may not.

Nevada residents can ask us not to sell their personal information. We don't sell it, but you're welcome to send that request to either email address above and we'll confirm it in writing.

Children

This site is meant for adults buying or selling real estate. We don't knowingly collect information from children under 13. If you think a child has sent us information, contact us and we'll delete it.

Security

We take reasonable steps to protect the information you send us. No website or email system is perfectly secure, so please don't send sensitive financial details, such as account or Social Security numbers, through a website form.

Changes to this policy

If we change this policy, we'll post the new version here and update the effective date at the top.
