When a buyer tells us they want Kyle Canyon, our first question is: which one?
The city's Kyle Canyon. In the Las Vegas 2050 Master Plan, Kyle Canyon is one of the city's planning districts: 3,442.9 acres bounded by US 95 and Kyle Canyon Road, which the plan calls "the current northwestern gateway to the Las Vegas Valley." It includes Skye Canyon and Sunstone, plus large-lot estates and open desert. The plan counted 13,291 residents and expects 47,063 by 2050, with more than 10,000 new homes. This is where the new construction is.
The canyon on the mountain. Kyle Canyon Road leaves the 95 and climbs into the Spring Mountains. The Forest Service's Spring Mountains Visitor Gateway is about 16 miles up the road, and the small town of Mount Charleston sits in the canyon at around 7,500 feet. That's cabin country: Forest Service land, snow in winter and a much smaller market. We cover it on our Mount Charleston and Kyle Canyon Road page.
The county stretch in between. Along the lower road, much of the land is unincorporated Clark County, and the county has an Upper and Lower Kyle Canyon Citizens Advisory Council for it. This is where you find acreage, horse setups and wells. Marc lives on a mini ranch near Kyle Canyon with five horses and an ever-growing pack of dogs.
Same name, three very different purchases. We'll help you figure out which one you're shopping for.

And the trade-offs, which we'd rather you hear from us: the city's own plan says Kyle Canyon "severely lacks public schools of all forms." It found only 5% of homes within walking distance of a school, compared with 31% citywide, and no transit service. It's also a drive to most jobs in the valley.
Three builder communities sit off the 95 in 89166, and they're the Kyle Canyon listings buyers ask about most. Prices below are from the builders' own websites in September 2026 and change often.
A few things jump out. KB's two communities are all two-story. If you want a single-story new build in Kyle Canyon, Tri Pointe's Arrow Peak and Alpine Ridge are the options, and they cost more. Neither builder lists lot sizes on its site, so ask for the plot map with square footage at the sales office.
We compare all three side by side, with the full plan lists and our questions for each sales office, on our Kyle Canyon builder communities page.
The person in the model home works for the builder. That's their job, and many of them are great at it. But nobody in that office is looking out for you. You can bring your own agent to a new build. We'll explain how buyer-agent pay works at that specific community before you sign anything.
We also go to the design center with you. The decisions that are cheap now and expensive later: the pool electrical package, a gas line to the backyard for a grill or fire pit, and power at the back of the house. Make those calls before the plans lock. Our new homes guide walks through the rest.
Kyle Canyon's builder communities are in 89166, the same zip as Skye Canyon.
| Measure | Zip 89166 | Mount Charleston | Las Vegas (valley) |
|---|---|---|---|
| Median sale price | $509,779 | $615,000 | $475,000 (single-family) |
| Change from a year earlier | up 2.1% | down 32.9% | down 1.0% |
| Median days on market | 60 | 73 | n/a |
| Homes sold | 232 | 1 | n/a |
| Period and source | 3 months to Aug 2026, Redfin | 3 months to Aug 2026, Redfin | Aug 2026, Las Vegas REALTORS |
Yes, that's one sale on the mountain in three months. A median of one home is just that home's price, so ignore the percentage. It tells you something else, though: cabins and mountain homes don't come up often, and when one does, the right buyer has to be ready.
In 89166, the number of sales was up about 25% from a year earlier, and homes sold at 99.3% of list price. If you're selling a resale here, you're competing with brand-new homes down the street, often with builder incentives attached. We price with that in mind.

Skye Canyon is the big master plan inside the city's Kyle Canyon district, and a lot of buyers look at both. Skye Canyon has its own park, fitness center and events, and it has a special improvement district on the tax bill that you'll want to check for a payoff amount in escrow. The builder communities near the 95 sit close to the Skye Canyon Marketplace shops, and KB says Arete is less than 10 minutes from Centennial Hills Hospital.
One thing to know. The city's own plan says Kyle Canyon is short on public schools, so plan the school run before you pick the house. Kyle Canyon is in the Clark County School District (CCSD). Check any address with CCSD's zoning search.
Tri Pointe lists these zoned schools for Kyle Pointe: James Bilbray Elementary or William and Mary Scherkenbach Elementary, Edmundo Escobedo Sr. Middle and Centennial High. KB lists the same schools as nearby for Arete, with distances of 3 to 7 miles.
| School | Nevada stars (2024-25) |
|---|---|
| Centennial High | 3 |
| Escobedo Middle | 2 |
| Somerset Academy Skye Canyon (charter) | 5 |
| Bilbray and Scherkenbach Elementary | Check the Nevada Report Card |
Somerset Skye Canyon is a charter with lottery enrollment, so apply early. The 2025-26 ratings were announced September 15, 2026; we'll update once the full list is posted.

This is the best part of living in Kyle Canyon, and it's why Marc lives where he does.
From the 95, Kyle Canyon Road climbs west into the Spring Mountains National Recreation Area, about 316,000 acres of national forest land run by the U.S. Forest Service. From Centennial Hills Park it's about 25 miles and roughly 42 minutes to the Mount Charleston lodge area, and about 36 miles and 51 minutes to Lee Canyon. From the new builds near the 95, you're closer.
Along the way:
Winter changes things. Kyle Canyon Road, Lee Canyon Road and Deer Creek Road can all close for snow from time to time, and message boards on the highway tell you when four-wheel drive and snow tires or chains are required. Check nvroads.com or call 511 before you head up. Follow the posted parking signs on snow weekends. Clark County says illegally parked cars get fined and towed.
More on weekends in the northwest on our life in the northwest page.

Between the new builds and the national forest, the lower stretch of Kyle Canyon Road is the land most people don't know is there. Acreage, horse setups, custom homes, wells. Much of it is unincorporated Clark County rather than city, which changes the zoning rules and the permits.
This is Marc's world. He keeps five horses on his mini ranch out this way, so he knows what a working property should look like, what a tired setup costs to fix, and why you ask about the road before the kitchen. Our horse property guide covers what to check.
Kyle Canyon makes sense if you want a new home at a price below a lot of the valley, you'd rather spend Saturday on the mountain than on the Strip, and you're fine driving for school, work and most shopping. First-time buyers like the KB price points. Buyers who want single-story living look at Tri Pointe's Arrow Peak and Alpine Ridge. Buyers who want land and horses look past the builders, up Kyle Canyon Road.
It's a harder fit if you need a short commute to the south end of the valley, walkable schools or a finished neighborhood with mature trees. Some of this end of the valley is still dirt, and it will be for a while. That's the price of buying early in a growing area, and it's also why the prices are where they are.

Marc lives on a mini ranch near Kyle Canyon and has been in the northwest since 1994. We've watched this end of the valley go from open desert to new neighborhoods, and we know each one, including the parts the brochure leaves out. Selling in Kyle Canyon? We'll show you how to compete with the builder down the street.

Kyle Canyon is at the far northwest edge of the Las Vegas valley. The City of Las Vegas uses the name for a 3,443-acre planning district between US 95 and Kyle Canyon Road that includes Skye Canyon. The name also refers to the canyon up Kyle Canyon Road (SR 157) to Mount Charleston in the Spring Mountains.
KB Home builds Arete at Kyle Canyon, which starts at $414,990, and Creston at Kyle Canyon, which is coming soon. Tri Pointe builds Kyle Pointe, with three neighborhoods (Alder, Arrow Peak and Alpine Ridge) priced from the $500s to the $800s. Prices are from the builders' sites in September 2026.
Schools are the area's weak spot. The City of Las Vegas says Kyle Canyon "severely lacks public schools of all forms." Tri Pointe lists Bilbray or Scherkenbach Elementary, Escobedo Middle (2 stars in 2024-25) and Centennial High (3 stars) for Kyle Pointe, and Somerset Academy Skye Canyon, a 5-star charter, is nearby.
From Centennial Hills Park, it's about 25 miles and 42 minutes to the Mount Charleston lodge area, and closer from the new builds near the 95. The Forest Service's Spring Mountains Visitor Gateway is about 16 miles up Kyle Canyon Road from US 95.
Usually not in the new builder communities (check the CC&Rs), but yes on many large lots along lower Kyle Canyon Road. Much of that land is unincorporated Clark County, so the rules depend on the parcel's zoning. Marc keeps his own horses out there, and we check zoning on every horse property before you offer.
