Where 89149 is, in plain terms
Get on the 95 heading northwest out of downtown. Once you pass Lone Mountain Road, the land on your left is 89149. Santa Fe Station is on your right, across the freeway. A few exits later, Centennial Hills Hospital and the big Centennial Center shopping area on Tropical Parkway are both in 89149 too.
The edges, as best a map can draw them:
- South: roughly Lone Mountain Road. Below it is 89129.
- East: the 95 on the south end, then about Durango Drive farther north. East of that is 89130 and then 89131.
- West and north: the zip reaches out toward Centennial High on Centennial Parkway and La Madre Mountain. Beyond that, the addresses switch to 89166, which is where Providence and Skye Canyon are.
Zip boundaries are postal routes, not neighborhood lines, so a single subdivision can straddle two. Check the address, not the portal's map.
Census numbers for scale (U.S. Census Bureau):
- Land area: about 13 square miles.
- Homes: about 17,600, counting apartments (American Community Survey, 2020 to 2024).
- Median year built: 2005.
- Owner-occupied: about 71% of occupied homes.
- Detached single-family: about 75% of homes, so a quarter are townhomes, condos or apartments.
The city and county patchwork
89149 has more county land mixed in than any other zip on this list except 89166. By our read of Census Bureau boundary maps, only about 60% of its land is inside Las Vegas city limits. Most of the rest is unincorporated Clark County, much of it rural land on the Lone Mountain side.
You can see it on the street. We geocoded sample addresses in September 2026: Painted Desert Golf Club, Centennial Hills Hospital and the Centennial Center shops came back inside city limits, while addresses on the 5000 block of North Buffalo, El Capitan, Fort Apache and Grand Canyon came back as county. Dean LaMar Allen Elementary on Hammer Lane is on county land too.
Why you care: horse rules, setbacks, shops and casitas all follow the zoning, and the zoning follows the jurisdiction. We check the parcel on every rural listing.
Neighborhoods and communities in 89149
Painted Desert. The guard-gated golf community built around the Painted Desert Golf Club on Painted Mirage Road, which Arcis Golf runs as a daily-fee public course. Its homeowners association dates to 1985, so it's one of the older planned neighborhoods in the northwest, with a mix of townhomes and single-family homes. Its golf club and association office both carry 89149 addresses.
North Lone Mountain. The rural side. North of Lone Mountain Road you'll find half-acre and larger lots, many with no HOA, many with horses. Much of it is county.
Rural Preservation streets. Parts of the city's Rural Neighborhood Preservation areas fall in 89149: two homes per acre at most, animals allowed, no streetlights.
La Madre Foothills. A name used for the area under La Madre Mountain, on the west side. It's a portal label rather than one subdivision, and it spans 89149 and 89166. Newer builds and custom lots with mountain views.
Everything in between. 2000s tract subdivisions, each with its own small HOA, plus condo and townhome communities. All of it is part of the wider Centennial Hills area.
Lots, homes and where horses are allowed
A buyer's rough guide to 89149 by lot:
- Townhome or condo: no yard work, HOA covers the outside, often the most affordable way into the zip.
- Tract home: a standard Las Vegas lot, block walls, desert front yard. Some have pools.
- Golf lot in Painted Desert: a view fence onto the course, a premium price and the occasional golf ball on the patio.
- Half-acre or more: on the rural streets. Room for horses, an RV, a shop. Sometimes a well and septic.
Where are horses allowed? On the rural preservation and Lone Mountain lots, subject to zoning. Don't plan on them in Painted Desert or the tract subdivisions. The lot sizes make it unlikely, and the CC&Rs will say for sure. On any rural lot we pull the parcel's zoning, check whether the barn was permitted, and look at the water and septic setup before you get attached.
HOA or no HOA in 89149
You can have it either way here.
- Painted Desert has the Painted Desert Community Association, and its rules go down to approved paint colors. Some sections inside are described as having their own second gate, so ask whether the home pays a sub-association too.
- Tract subdivisions have their own HOAs, usually small, with gated ones costing more.
- Rural lots often have no HOA at all. Read the title report anyway, because some older parcels carry deed restrictions without an association.
Whatever the home, get the resale package early. It lists the current dues, assessments and rules, and we read it during your review period.
Schools in 89149
89149 is in the Clark County School District. These schools are inside the zip, with Nevada star ratings for 2024-25 (5 is the top). Always confirm the school for a specific address with CCSD's zoning search; zoning follows the address and changes as schools open.

The south end of 89149 is one of the quickest parts of the northwest to get downtown from, because you're right on the 95. The west side takes a few more minutes to reach the freeway.

89149 went up while most of the valley went sideways, and it sold for a higher median than 89131 over the same stretch. Some of that can be the mix: in a zip this size, a handful of big rural or custom sales can move the median. Inside Painted Desert, Redfin's numbers ran the other way, with a median of $408,803, down 7.3%, for the three months to August 2026. One zip, two markets.
