Painted Desert Homes for Sale in Northwest Las Vegas
Where Painted Desert is
Painted Desert sits at the south end of the Centennial Hills area, west of the 95 (US 95, now also signed I-11). The golf club's address is 5555 Painted Mirage Road, 89149, and the community association's office is next door at 5565 Painted Mirage Road. Both are inside Las Vegas city limits.
Santa Fe Station, the locals casino on Rancho Drive, is just across the freeway. Centennial Hills Hospital is about six minutes north. And the rest of the zip, from the Centennial Center shops to Centennial High, is covered on our 89149 zip guide.
A heads-up on zips: the 95 is roughly where 89149 ends. Cross it and you're in 89130. Some portal sites list Painted Desert under several zips because their boundaries are loose. The golf club and the association office both use 89149, but check the specific address you're looking at.

The golf course
The Painted Desert Golf Club is open and operating. It's run by Arcis Golf, and it's an 18-hole championship course designed by Jay Morrish, with a practice area, a pro shop, lessons and the Rockwall Grille restaurant and bar. Arcis calls it a daily-fee public course with membership options, and it used to host the Nevada Open.
That "daily-fee" part matters if you're buying for the golf. You don't need to own a home here to play, and owning a home here doesn't come with a membership. Ask the club about current membership plans and rates, and don't count on a listing's description of them.
It also matters for your backyard. A public course means tee times all day, golfers you don't know and, on some holes, a steady supply of free golf balls on your patio. Most buyers who want a golf lot are fine with all of that. Some aren't, once they've stood out back on a Saturday morning. We'll take you to see a house at 8 a.m. on a weekend if you want to know for sure.
Which streets back onto the fairways
Golf buyers ask this first.
In OpenStreetMap, the streets that run right along parts of the course include Painted Dunes Drive, Painted Dawn Drive, Painted Lakes Way, Orange Haze Way, Great Horizon Drive and Wispy Sage Way, with Painted Mirage Road leading to the clubhouse. At the edges, the course also comes up against Washburn Road, Tenaya Way, Lone Mountain Road and the 95.
But a street next to the course is not the same as a golf lot. On most of those streets, some homes back onto a fairway, some back onto a green or a tee box, and some back onto their neighbor's block wall across the street. To sort them out:
- Look at the parcel map. The county parcel map shows whether a lot touches the course or a common area in between.
- Stand in the backyard. A view fence (wrought iron instead of block) usually means the lot faces the course. Look at which hole, too. A lot behind a tee box hears a lot more conversation than one halfway down a fairway.
- Check the direction. A backyard facing west gets the afternoon sun straight into the house. In July, that's real money on your power bill. A lot facing east gets shade on the patio in the evening.
- Look for dents. Stucco dings and a patched window near the property line tell you how often balls come over.
Golf lots usually cost more than the same house one street in. They're also only worth that extra while the course stays open. A few golf courses in the valley have closed over the years, which is part of why we like confirming that this one is operating, and who runs it, before you pay a premium.
Painted Desert HOA
Painted Desert is run by the Painted Desert Community Association. Better Business Bureau records put its start at December 1985, and its office is on Painted Mirage Road, next to the golf club. The association keeps architectural standards for the whole community, from landscaping to paint. Dunn-Edwards even keeps its approved exterior color palette on file: 59 body and trim colors plus 4 trim-only colors.
Some listing sites describe smaller sections inside the main gate with a second gate of their own. If the home you like is in one, ask whether it pays a sub-association on top of the master HOA. That second bill is easy to miss.
We don't publish a dues figure for Painted Desert, because we haven't found one we'd stand behind, and dues change. What to ask for instead:
- The resale package from the association (and any sub-association). It lists the current dues, the reserve study, any special assessments and the rules.
- The rules you care about. Parking on the street, RV and trailer storage, short-term rentals, solar, backyard changes on golf lots.
- The gate. What the guard gate costs to run is part of your dues. Board minutes will show whether anything big is coming, like repaving private streets.

Homes in Painted Desert
Painted Desert is older than most of the northwest. The association dates to the mid-1980s, back when the 215 didn't exist and Centennial Hills didn't have a name yet. So you'll see a range of ages, styles and sizes behind the same gate: attached townhomes, single-family homes on standard lots and larger homes, some on the course.
Older homes out here are a mixed bag in a good way. You may get a bigger lot, grown-in landscaping and neighbors who've been there for years. You also get older roofs, older pool equipment and single-pane windows that the original buyer thought were fine. Budget for updates.
Some Painted Desert backyards already have a pool. If the one you like doesn't, it's one of the questions we ask early: is there room and access for a pool, and what would the HOA need to approve? Marc has designed hundreds of pools, and our pool design page explains what goes into one.
Painted Desert market data
| Measure | Painted Desert | Zip 89149 | Las Vegas (valley) |
|---|---|---|---|
| Median sale price | $408,803 | $559,876 | $475,000 (single-family) |
| Change from a year earlier | down 7.3% | up 7.7% | down 1.0% |
| Median days on market | 99 | 52 | n/a |
| Homes sold | 30 | 186 | n/a |
| Period and source | 3 months to Aug 2026, Redfin | 3 months to Jul 2026, Redfin | Aug 2026, Las Vegas REALTORS |
Two things to know. First, Redfin draws its own neighborhood boundary, and its Painted Desert median mixes townhomes with single-family homes, which pulls the number down. A golf-front house and a two-bedroom townhome don't belong in the same average. Second, 99 days on market is long. Homes here have been taking about twice as long to sell as the zip as a whole.
For buyers, that means room to negotiate, especially on a house that hasn't been updated. For sellers, it means price and condition have to be right from day one. We price Painted Desert homes against sales of the same type (attached or detached, golf lot or interior) inside the gates, not against the zip.

Getting around
From the golf club, without traffic (our routing calculation, September 2026):
| To | Drive |
|---|---|
| Centennial Hills Hospital | about 6 minutes |
| Fremont Street | about 16 minutes |
| Downtown Summerlin | about 19 minutes |
| The Strip (Bellagio) | about 25 minutes |
| Harry Reid Airport | about 29 minutes |
| Lee Canyon ski area | about 52 minutes |
Of the northwest neighborhoods we cover, this is one of the quickest to the rest of the valley. You're right on the 95, and closer to downtown than most of the northwest.
Painted Desert or somewhere else in the northwest?
Painted Desert is for people who want a gate, a golf course and an established neighborhood close to the freeway. If you want more land and fewer rules, the Rural Preservation streets are the opposite: big lots, often no HOA, horses allowed. If you want a 2000s neighborhood with a park in the middle and prices below the 89131 median, look at Iron Mountain Ranch. All three are part of greater Centennial Hills.
