Lennar NextGen Homes in Las Vegas
What Next Gen means, in Lennar's words
Lennar's Next Gen page describes the suite as having "a private entrance, kitchenette, living area, a bedroom or multi-use room, and a bathroom." Some plans add a laundry area or a single-car garage for the suite. Lennar pitches it for multigenerational families: aging parents, grown kids who want some independence, or a home office that's really separate from the house.
The idea is simple. Everyone lives under one roof, and everyone still gets a door that closes.
Each plan words it a little differently. On lennar.com in September 2026:
- Leighton Next Gen w/ RV: "a private suite with its own entrance, living room, kitchenette, bedroom and bathroom."
- Kathryn Next Gen w/ RV: "a separate entrance, living space, kitchenette, bedroom, bathroom and laundry."
- Ganon Next Gen w/ RV: "a separate entrance, living room, bedroom, bathroom, kitchenette and laundry room."
Those differences matter. A suite with its own laundry is a very different daily life for a parent than one without. We read the plan sheet with you line by line.
Lennar says its Next Gen homes are in more than 20 communities across Las Vegas and Henderson. We focus on the ones in the northwest.
Where Lennar Next Gen homes are in the northwest
Ann at The Estates (Las Vegas, 89149)
Lennar describes Ann at The Estates as "estate style, single-story homes on large homesites." The sales address is 9556 W. Hammer Lane, Las Vegas 89149. Every plan listed here pairs a Next Gen suite with an RV garage.
| Plan | Square feet | Beds | Baths | Garage (Lennar's wording) | From price |

Source: lennar.com, September 2026, subject to change. Lennar lists the HOA at about $95 a month and an approximate tax rate of 1%.
When we checked, Lennar showed one move-in ready home at Ann at The Estates and two under construction. Inventory changes weekly, so ask us for the current list.
Axel at Sunstone (Las Vegas, 89143)
Axel is a townhome community in the Sunstone master plan, at 9328 Kent Falls Place. Its one Next Gen plan is the Franklin Next Gen: 1,858 square feet, 3 bedrooms, 3 baths, two stories and a 2-car garage, from $452,990 (lennar.com, September 2026, subject to change). Lennar says the suite "comprises the first level, complete with a separate entrance, living area, bedroom and much more."
No RV garage here. It's a very different buyer from Ann at The Estates: think a parent moving in downstairs, at a townhome price. Lennar lists the Axel HOA at about $210 a month.
The Montgomery (North Las Vegas)
If you've searched "Lennar homes North Las Vegas," you may have seen The Montgomery. It's the North Las Vegas community where Lennar built the Leighton and Ganon Next Gen w/ RV plans. As of September 2026, lennar.com shows The Montgomery as sold out. Resales there will come through the MLS, and we can watch for them.
Skye Canyon and elsewhere
People also search for Lennar in Skye Canyon. Builders open and close communities there often, and we'd rather check the current list than guess. Tell us you want a Next Gen plan and we'll pull every current Lennar Next Gen community in the northwest, with prices, before you visit.
About that RV garage
Lennar's pages call the garage "RV-height" or "RV-sized." They don't publish the door width, door height or bay depth. Before you sign, get those three numbers from the sales office in writing and compare them to your rig, mirrors and roof air conditioner included.
To be clear on one point: on these plans the RV garage is a garage. The Next Gen suite is a separate part of the house.

Who a Next Gen home suits
- Parents or in-laws moving in. The classic fit. They keep their own kitchenette and front door; you're down the hall when they need you.
- Adult kids. Home after college, saving for a place of their own, or just not ready to leave. Everyone keeps their sanity.
- A caregiver. Live-in help with a private space of their own.
- RV owners who also need the suite. This is the Ann at The Estates buyer. It's rare to find both on one lot in a new build.
- A home business or long-stay guests. A private entrance makes a real office, or a place for visiting family who stay a month.
Who it probably doesn't suit: someone who just wants a guest room. You'd be paying for a kitchenette and a second entrance you won't use.

Living with it day to day
A few things we tell every Next Gen buyer, because they come up after move-in, not on the model tour.
- Parking for two households. Two households usually means more cars. Count the garage bays and the driveway, then read the HOA's rules on street parking.
- Noise. Walk the model and listen. Stand in the suite while someone runs the main kitchen, and check which walls the suite shares with the main house.
- Heating and cooling. Ask whether the suite has its own thermostat. In a Las Vegas July, one person's 74 is another person's 68.
- The front door. Think about how guests, deliveries and the suite's visitors will find the right entrance.
- Resale. Next Gen plans draw a specific buyer when it's time to sell. That can help or narrow your pool, depending on the market. We'll tell you what we think of the plan you pick.
What to ask before you sign
These are the questions we ask at the sales office. Bring us, or bring this list.
- What's in the suite on this exact plan? Kitchenette appliances, laundry, a separate garage, a separate HVAC system.
- Can the suite have its own address or meter? It's part of the main home. Ask the sales office, and don't assume it can.
- Can I rent the suite out? That's a question for the HOA's CC&Rs and the zoning. Get the CC&Rs before you sign.
- What are the RV garage door width, door height and depth? In writing.
- Is there power for the RV? Ask what outlet, if any, is in the RV bay.
- What's included and what's an upgrade? Lennar markets "Everything's Included." Ask for the list for your plan, and price out the design center items you still want.
- What does the lot premium add? Large homesites often carry one.
- What's the HOA fee and what does it cover? Lennar lists about $95 a month at Ann at The Estates and about $210 at Axel. Ask for the budget and the rules.
- Which incentives apply if I use my own lender? Compare Loan Estimates side by side.
- Will you allow a pre-drywall inspection? Get the answer in writing.
And one we always add for pool people: ask for the pool electrical package, a gas line to the backyard and power at the back of the house before the plans lock. Our new homes guide explains why.
Why use your own agent on a Lennar build
The Lennar sales consultant works for Lennar. They'll know the plans better than anyone. They won't tell you which lot backs onto a future road, or that the incentive you're chasing costs you more on the loan. We will.
Many builders ask that your agent register you on your first visit. Call us before you walk into the model.
