Our Heroes Program: Help With Closing Costs in Las Vegas

Why we do it

Military families have always been a big part of our business, and so have nurses, teachers, firefighters and police. A lot of them are our clients and neighbors. This program is our way of saying thanks.

Buying a home costs more than the down payment. Closing costs add up fast: lender fees, title and escrow, prepaid taxes and insurance. The Heroes Program is how we take a bite out of that.

How it works

It's simple, and we like it that way.

  1. Tell us you qualify when we first talk. We'll ask what you do; that's it for the first conversation.
  2. Buy a home with us as your agent, in the northwest or anywhere else in the valley.
  3. We credit part of what we earn toward your closing costs. The credit shows up on your closing statement, so you bring less to the table.

We don't publish a set amount, because it depends on the home and the deal. We'll go over what your credit looks like before you make an offer, so there are no surprises at the closing table.

One thing to know: your lender has to approve the credit. Every loan program has rules about how much credit can go toward a buyer's closing costs, and we set it up so it fits yours.

Who qualifies

  • Nurses
  • Doctors
  • Teachers
  • Firefighters
  • Police officers
  • First responders
  • Military: active duty and veterans

Not sure your job counts? Ask us. We'd rather hear from you than have you guess.

Nevada programs that can stack with ours

Our credit covers part of your closing costs. Nevada also has state programs that help with the down payment and the rate. Some buyers use one of them alongside ours. As of September 2026, the Nevada Housing Division lists these programs on its Home Is Possible site. Every program has its own rules and needs a participating lender, so treat this as a starting point.

Home Is Possible for Heroes and veterans

The Nevada Housing Division has long run Home Is Possible for Heroes for veterans and service members. Its current veterans page says, "If you're a Veteran or eligible for a VA loan, you may also qualify for down payment assistance through Home Is Possible," and points veterans to the programs below. Ask a participating lender which one fits you.

A few notes from us:

  • Worker Advantage lists a lot of our heroes by name: registered nurses, physicians, EMTs and paramedics, firefighters, police officers, sheriff's deputies, dispatchers and teachers, among others. It also says you can't have used a Home Is Possible program before.
  • Some of these are loans. The state's down payment help is often a second loan you repay when you sell or refinance. That's different from our credit, which you never repay.
  • Timing matters. Programs change and some have end dates. HIP for Teachers, for example, is listed as available through December 31, 2026.

VA loans

If you've served, a VA loan is worth a hard look. VA-backed loans can let eligible buyers purchase with no down payment and no monthly mortgage insurance, and you'll need your Certificate of Eligibility to get started. A lender who closes a lot of VA loans will make the process smoother, and we'll help you write offers that sellers take seriously when your loan is VA. We're glad to help buyers stationed at Nellis Air Force Base and veterans who've been in the valley for decades.

Where to look

The northwest is home for us, and it works well for a lot of these jobs: Centennial Hills Hospital is on Durango, and the 95 and the 215 get you across the valley for a shift. Our community guides cover prices, HOAs and schools for each neighborhood, so you can narrow it down before we go look.

Frequently asked questions

Who qualifies for the Heroes Program?

Nurses, doctors, teachers, firefighters, police officers, first responders and military members, both active duty and veterans. You qualify when you buy a home with Marc or Michelle as your agent. If you're not sure your job counts, call or text us and ask.

Do I have to pay it back?

No. Our Heroes Program is a credit toward your closing costs at closing, not a loan. It shows up on your closing statement and lowers the cash you bring to close. Your lender has to approve it, and we set it up to fit your loan's rules.

Can I combine it with Home Is Possible for Heroes?

Often, yes, depending on the lender and the program rules. Our credit goes toward closing costs, and the Nevada Housing Division's Home Is Possible programs help with the down payment or rate. Your loan program may limit the total credit allowed, so ask us and your lender before you apply.

How much is the closing cost credit?

It depends on the home and the deal, so we don't post a set amount. We'll go over what your credit looks like with you before you write an offer.

Is Homes for Heroes the same as your Heroes Program?

No. Homes for Heroes is a separate national company. Our Heroes Program is our own, run by Marc & Michelle at Wynn Realty Group.
