A lot of buyers don't start with a community. They start with a thing they need.
An RV garage or RV parking. Big rural lots in Lone Mountain and the Centennial Hills rural areas are the easiest place to park a rig. On the new side, Lennar's Sunstone plans with RV-height garages are the obvious ones. One problem: the MLS field for RV parking is poorly filled in, so a lot of these homes don't show up in a normal search. We hunt them by hand. Start with our RV garage homes list.
Horses. Lone Mountain, the Centennial Hills rural preservation streets and the acreage up Kyle Canyon Road. The master plans (Skye Canyon, Providence, Sunstone) aren't built for horses. Marc keeps five horses, so we check zoning, water and the arena before you offer. See our horse property guide.
New construction. Skye Canyon, Sunstone and the Kyle Canyon builder communities along the 95. Bring your own agent on your first visit to the sales office, and lock in the pool electrical package, a gas line to the backyard and power at the back of the house before plans are final. Our new homes guide walks through it.
No HOA. Mostly on the rural streets of Lone Mountain and Centennial Hills, plus some parcels up Kyle Canyon Road. No dues, no paint police. Also nobody stopping your neighbor's rooster.
55 and over. Trilogy Sunstone, a gated 55+ community from Shea Homes, with a clubhouse, pool and pickleball.
Moving from California. California buyers are often surprised by how much land their money buys here. The California statewide median was $901,420 in August 2026 (California Association of REALTORS), and Nevada has no personal income tax. Start with our guide to moving to Las Vegas from California.
