89129 Homes for Sale: A Guide to Las Vegas Zip Code 89129
What part of Las Vegas is 89129?
It's the older, southern end of the northwest. If you picture the northwest valley as a wedge running up the 95 toward Mount Charleston, 89129 is the wide bottom of that wedge, north of Cheyenne. Summerlin is just south and west across the 215. Centennial Hills proper starts to its north.
The landmark everyone uses is Lone Mountain itself, the rocky peak you can see from half the valley. Lone Mountain Park sits at its base on Jensen Street, and the trail up the mountain starts nearby.
Zip lines don't follow neighborhood names, so be careful at the edges. The north side of Lone Mountain Road is mostly 89149. East of the 95 is a different zip. If a specific address matters, check it rather than trusting a map on a portal site.
A few numbers to size it up, all from the U.S. Census Bureau:
- Land area: about 10 square miles.
- Homes: about 22,100, counting apartments (American Community Survey, 2020 to 2024).
- Median year built: 1999, which makes 89129 older than the zips north of it.
- Owner-occupied: about 72% of occupied homes.
- Detached single-family: about 77% of homes. The rest are townhomes, condos and apartments.

City or county? It depends on the street
This is the thing that trips up buyers in 89129.
By our read of Census Bureau boundary maps, roughly three quarters of the land in 89129 is inside Las Vegas city limits. Much of the rest is unincorporated Clark County, and a lot of that county land is the Lone Mountain planning area, about 30 square miles of mostly rural land that the county, not the city, zones. Lone Mountain Park is a Clark County park, for example.
Why you care: city and county have different zoning codes. The number of horses you can keep, where a barn or casita can go, and even who you call about a road all depend on which side of the line your parcel is on. Two lots on the same road can be under different rules. We look up the parcel on every rural listing before you write an offer.
Neighborhoods and communities in 89129
Lone Mountain. Most of what people mean by "Lone Mountain" sits in 89129, with parts reaching into 89149 and 89166. It's the valley's horse and acreage heartland: half-acre and bigger lots, lots of them with barns, arenas and RV gates, and many with no HOA.
The south end of the Rural Preservation areas. The city's Rural Neighborhood Preservation zoning limits these streets to two homes per acre and allows animal keeping. No sidewalks, no streetlights, lots of room. Parts of it fall in 89129.
Established subdivisions. Between the rural streets, 89129 is mostly 1990s and 2000s tract neighborhoods, each with its own small HOA. Some are gated. Some are just a street or two and a mailbox cluster.
Condos and townhomes. With nearly a quarter of homes in something other than a detached house, 89129 has more attached options than the zips farther north. That makes it one of the more affordable ways into the northwest.
The south end of Centennial Hills also brushes 89129, since the city's Centennial Hills plan starts at Cheyenne.
Typical homes and lots
Two very different markets share this zip.
On the tract side, you'll see stucco homes with tile roofs, one and two stories, desert landscaping and block walls, on lots that are typical for Las Vegas subdivisions of that era. Some have pools and some have room for one.
On the rural side, lots start around a half acre, and the house can be an older ranch house with a covered patio or a newer custom home with a shop. The land is usually the point. You're buying room for horses, a trailer, a garden or just space between you and the next house.
A half-acre with a barn and a 1,800-square-foot house doesn't price like a 1,800-square-foot tract home, so the zip median below doesn't tell you much about the rural lots. We price those against other rural sales, lot for lot.

HOA or no HOA
89129 is one of the best zips in the northwest if you want no HOA at all. Many rural lots in Lone Mountain have none. That means no monthly dues and no architectural committee. It also means your neighbor can park a boat in the driveway, and so can you.
The subdivisions are the opposite. Most have their own HOA, and gated ones cost more. Ask for the resale package before you get far into a deal. It shows the current dues, any special assessments and the rules, like whether an RV can be parked on the lot at all.
For the no-HOA lots, we read the title report too, because some older parcels carry private deed restrictions even without an association.
Horses in 89129
If you're shopping for horse property, you'll spend a lot of time in this zip. Lone Mountain Park even has a covered practice arena and round pens, according to Clark County, which tells you something about who lives nearby.
What we check on every horse lot:
- The parcel's zoning, city or county, and what it allows.
- Whether the barn, arena cover and any casita were permitted.
- Well or city water, and septic or sewer.
- Who maintains the road, especially if it's gravel.
- Gate width and turning room for a trailer.
Marc keeps five horses on his mini ranch near Kyle Canyon, so we look at fencing and footing the way a horse owner does. More in our horse property guide.
Schools in 89129
89129 is in the Clark County School District. These public schools sit inside the zip, with their Nevada star ratings for 2024-25 (5 is the top). Which school serves a home depends on the exact address, not the zip, so check CCSD's zoning search.
| School | Level | Nevada stars (2024-25) |
|---|---|---|
| Conners Elementary | Elementary | 3 |
| Deskin Elementary | Elementary | 3 |
| Eisenberg Elementary | Elementary | 3 |
| Tarr Academy of International Studies | Elementary | 3 |
| Garehime Elementary | Elementary | 2 |
| Kahre Elementary | Elementary | 2 |
| Leavitt Middle | Middle | 3 |
| Molasky Junior High | Middle | 1 |
There's no CCSD high school inside 89129's lines, so students here are zoned to high schools in neighboring zips. That's one more reason to check the address. The state announced 2025-26 ratings on September 15, 2026, and we'll update this list when it's posted.

Prices in 89129 were down almost 10% from a year earlier, and homes were taking longer to sell than the year before. Part of that low median is the condo and townhome mix. For buyers, it's a good year to negotiate. For sellers, pricing it right the first time matters more than usual.
