La Madre Foothills Homes for Sale

A name, not a subdivision

If you've been searching for "La Madre Foothills" homes, you've probably noticed the results cover a lot of ground. That's because there's no La Madre Foothills HOA, no single builder and no sign at the entrance. Homes.com and Redfin both draw a "La Madre Foothills" neighborhood on their maps, and each draws it a little differently.

The City of Las Vegas gave the name official weight in 2025. Its La Madre Foothills Special Area Plan went through the Planning Commission in July 2025 and was adopted by the City Council in August 2025. The city's resolution describes the area as the foothills and alluvial fans at the lower elevations of the Spring Mountains, with about 25,000 residents in master-planned communities including Providence, Skye Hills and Skye Summit, and a population expected to double by 2050. You can read the city's resolution yourself.

So when a listing says La Madre Foothills, it could be a 2010s tract home near the 215, a newer build or a custom home on a view lot higher up the slope. We look at the actual subdivision, the HOA (if there is one) and the zoning before we talk price.

Horseback rider on a rural road at golden hour in Lone Mountain, Las Vegas, NV

Where it is: under La Madre Mountain

Stand anywhere in the northwest and look west. The long wall of mountain behind the houses is La Madre Mountain, part of the mountains on the north side of Red Rock Canyon. The foothills are the gently sloping land between the valley floor and that wall.

Roughly, the La Madre Foothills sit west and northwest of Lone Mountain, south of Kyle Canyon Road and up against the federal land of Red Rock Canyon National Conservation Area. Homes.com places its La Madre Foothills neighborhood in 89149 and 89166, and says Lone Mountain Regional Park is less than a mile from it. Skye Canyon sits at the north end, and the Kyle Canyon builder communities are just past it toward the 95.

La Madre Mountain Wilderness and Red Rock next door

The reason people pay for these lots is what's behind them.

La Madre Mountain Wilderness. Congress designated it in 2002 under the Clark County Conservation of Public Land and Natural Resources Act. The Bureau of Land Management's fact sheet lists it at 47,180 acres, ranging from 3,600 to 9,600 feet in elevation. It's managed jointly: the parts inside Red Rock Canyon National Conservation Area are BLM, and the parts inside the Spring Mountains National Recreation Area are the U.S. Forest Service. Wilderness rules apply. No motorized vehicles, no mountain bikes or other mechanized transport, and no target shooting. BLM lists Kyle Canyon Road as one of the access routes from the north.

The La Madre Foothills area of Red Rock. Between the wilderness and the houses is a strip of Red Rock Canyon National Conservation Area that BLM itself calls the La Madre Foothills, running north of Calico Basin to Kyle Canyon Road. In 2023, BLM said it had an estimated 30 miles of unsanctioned singletrack trail, several limestone climbing areas and a number of motorized roads and trails. BLM has been working on a recreation plan for it, with public comment in 2023 and a draft out for comment in 2024. The Red Rock manager's own words: "Suburban housing development at Skye Canyon and Cliff Shadows is increasing recreation pressure on the area."

That's a fair warning for buyers. The open land behind you is protected from houses, but it's not a private backyard. Expect hikers, mountain bikers and, on some roads, dirt bikes. Rules for which trails are official are still being worked out.

Trailheads nearby

What we can point you to with confidence:

  • Lone Mountain. The trailhead lot at 15 Vegas Vista Trail (89129) starts the short, steep climb to the top of Lone Mountain. Clark County's Lone Mountain Park on North Jensen Street has the flat loop around the base, the equestrian arena and restrooms.
  • Kyle Canyon Road. SR 157 heads up to the Spring Mountains and Mount Charleston, with Forest Service trailheads along the way. BLM also lists it as a way into La Madre Mountain Wilderness from the north.
  • The planned La Madre Foothills Park. The city's 2025 plan calls for a new park that works as a trailhead facility for the foothills. It isn't built yet. We'll update this page when there's a date.

Plenty of people also hike straight out of the neighborhoods on the use-trails. Before you do, check whether that trail crosses private land, and know that BLM considers many of them unsanctioned.

New home under construction in northwest Las Vegas, NV

What you'll find for sale

Homes.com describes its La Madre Foothills neighborhood as mostly 21st-century single-family homes of three to five bedrooms, around 1,500 to 3,100 square feet, plus custom homes of roughly 2,500 to 7,000 square feet. That matches what buyers tend to see in three groups:

  1. Master-plan homes from the 2000s and 2010s. Standard lots, an HOA, and the widest choice of floor plans and prices.
  2. Newer builds. New construction keeps moving north and west toward Skye Canyon and Kyle Canyon. If you're buying new, read our new homes guide first. The builder's sales rep works for the builder, and you can bring your own agent.
  3. Custom homes and view lots. Higher up the slope, bigger lots and custom builds with the mountain behind them. These are the ones that sell on the view, so we look hard at which way the lot faces and what could ever be built between you and the mountain.

Homes.com's own La Madre Foothills page showed a median sale price of $577,640 over the last 12 months, with 628 sales, when we checked in September 2026. Both sites point the same direction: prices here have held up while the valley's single-family median slipped 1.0% year over year to $475,000 in August 2026 (Las Vegas REALTORS). Homes are still selling a little under asking, so there's room to negotiate on most of them. More on the zip in our 89166 guide.

Schools

The foothills are in the Clark County School District, and zoning varies by address, so confirm any school with CCSD's zoning search. Homes.com lists Darnell Elementary, Escobedo Middle and Centennial High for its La Madre Foothills neighborhood. On the 2024-25 Nevada School Performance Framework, Escobedo Middle earned 2 stars and Centennial High earned 3. Somerset Academy Skye Canyon, a charter at the north end, earned 5 stars. We'll update these once the 2025-26 list is posted.

What to check before you buy here

  • The view you're paying for. Is the land between you and the mountain federal, or is it a future phase? We check.
  • Wind and dust. Foothill lots can catch the wind. Ask the neighbors, and look at how the yard has held up.
  • Lighting rules. The city's 2025 plan includes lighting and signage standards meant to limit light spill near the conservation area. Ask what applies to your lot before you plan a lit sport court.
  • Special assessments. Some newer northwest areas carry a special improvement district on the tax bill. Look for it in escrow, and ask about any payoff.
  • Road plans. The city's plan proposes renaming the future Sheep Mountain Parkway to La Madre Foothills Parkway. A new parkway is good for commutes and less good if it runs behind your yard.
