Sunstone Las Vegas: An Independent Buyer’s Guide

Why this page exists

Search "Sunstone Las Vegas" and page one is the builders and the master association. That's useful, but every one of those pages is written to sell you their homes. This one is written to help you pick between them, and to tell you what to lock in before you sign.

We're Marc & Michelle, agents with Wynn Realty Group, and we live in the northwest. We don't work for any builder. When you buy new with us, we work for you.

Where Sunstone is and how it started

Sunstone sits in the far northwest of the valley off the 95 at Skye Canyon Park Drive, right beside Skye Canyon. That's no accident: Lennar, Shea Homes and Woodside Homes bought the land out of Skye Canyon in spring 2018, and the Review-Journal called it the largest single purchase of a Las Vegas housing site in years. They held a groundbreaking in October 2019. At the time, the builders said the plan was about 3,000 homes with around 30 acres of parks, trails and open space.

Addresses here are mostly 89166, with Trilogy and the master association's office in 89143. Our 89166 zip guide covers Sunstone alongside Skye Canyon and the Kyle Canyon builders. For how it stacks up against the other five northwest communities, see our northwest Las Vegas community guide.

The Sunstone Master Community Association lists its amenities as Sun Mountain Park, Sun Trails Park, the Nature Paseo and the Moccasin Walking Trail, and says most neighborhoods have private entry gates. Lennar's pages add a pump track on the eight-foot-wide Moccasin trail.

Shea Homes Trilogy Sunstone Gated 55+ 1,312 to 2,758 sq ft $399,990

Richmond American opened Solstice at Sunstone with a grand opening on November 15, 2025, and says guest suites and 3-car garages are available on its plans. We couldn't get a current starting price from its site, so ask us and we'll pull it.

A few reads from that table:

  • Under $450,000: Lennar's Axel townhomes and Asher, plus Trilogy if you're 55 or older.
  • Single story: Woodside's Capella is all single story. Lennar's Alia Estates is single story too, at the top of the price range. Several other neighborhoods mix single and two-story plans.
  • Big families: Woodside's Lyra Collection Two goes to six bedrooms with a 3-car garage.

RV garages and Next Gen at Sunstone

This is why a lot of our buyers come to Sunstone in the first place. This is exactly what lennar.com shows for Sunstone in September 2026, and nothing more.

Plans with "w/ RV" in the name:

Plan Neighborhood Beds and baths Size From
Kennedy w/ RV Alia Village 3 bed, 2.5 bath 2,012 sq ft $664,990
Hamilton w/ RV Alia Village 4 bed, 3.5 bath 2,655 sq ft $724,990
Kathryn Next Gen w/ RV Alia Estates 5 bed, 4.5 bath 4,240 sq ft $944,990

Lennar describes both Alia Village and Alia Estates as having RV-height garages.

Next Gen plans:

Plan Neighborhood Beds and baths Size From
Franklin Next Gen Axel (townhome) 3 bed, 3 bath 1,858 sq ft $452,990
Pioneer Next Gen Alia Pointe 4 bed, 3 bath 2,469 sq ft $688,990
Liberty Next Gen Alia Pointe 5 bed, 4.5 bath 3,358 sq ft $718,990
Kathryn Next Gen w/ RV Alia Estates 5 bed, 4.5 bath 4,240 sq ft $944,990

In Lennar's words, the Next Gen suite is "designed for multigenerational households, complete with a separate entrance, living area, kitchenette, bedroom and bathroom." It's a good setup for a parent moving in, a grown kid saving money, or a long-term guest. The Kathryn is the one plan at Sunstone that does both: a Next Gen suite and an RV garage. More on how these plans work across the valley on our Lennar NextGen page.

The trap with RV garages: "RV-height" doesn't mean every RV fits. Before you pick a lot, get the garage door height, the garage depth and the driveway approach in writing and hold them up against your rig's height with the roof AC on top, its length and its turning room. A boat or a Class C is one thing. A 40-foot fifth wheel is another. For resale RV homes, which the MLS does a bad job of tagging, see our RV garage homes list.

Trilogy at Sunstone (55+)

Trilogy Sunstone is Shea Homes' gated 55+ community inside Sunstone, with homes from $399,990 and plans from 1,312 to 2,758 square feet (sheahomes.com, September 2026, subject to change). When the builders announced Sunstone in 2019, Shea said it planned about 1,000 homes for Trilogy.

The center of it is the Cabochon Club, about 15,000 square feet, with:

  • A resort pool and a fitness center
  • Pickleball and bocce courts
  • A culinary studio and a movement studio
  • Kindred & Main, the coffeehouse, and Cooper's Kitchen + Tap, the restaurant and bar
  • An event center

Trilogy has its own management company (The Management Trust, per the Sunstone master association) and its own dues on top of the master. Shea's site doesn't post the dues, so we ask for the current budget and the CC&Rs before you sign. Read the age rules closely too, especially if you're buying with a younger spouse or planning to have family live with you.

It's a good fit if you want a social calendar, pickleball down the street and a gate. It's a harder fit if you want a big lot or an RV garage.

HOA fees and special assessments at Sunstone

The builders publish these details themselves. Read them closely.

The master association. Every home is in the Sunstone Master Community Association (sunstonemca.com). It says it's made up of 10 neighborhoods, nine that are part of the master and one sub-association. Its site doesn't post a dollar figure for dues.

What Lennar lists. On lennar.com in September 2026, Lennar shows approximate HOA fees of about $100 a month at Asher and $210 a month at Axel, and $100 at the Alia neighborhoods. Lennar also lists "approximate special assessment fees" of $1,200 at Asher, $485.84 at Axel and $1,721.88 at the Alia neighborhoods, without saying on the page how often those are billed.

That special assessment line is the one to ask about. In Las Vegas, a special assessment on a new home often means a special improvement district, or SID, which pays back the cost of the roads and utilities over a set number of years and stays with the house. Ask the builder in writing what the assessment is for, how often it's billed, how many years are left and whether it can be paid off. We make sure you get that answer before you sign, not at closing.

Woodside, Richmond American and Shea. We couldn't find dues posted on their Sunstone pages. Ask for the HOA disclosure and budget at the sales office. For a side-by-side of HOA fees across the northwest, including Skye Canyon and Providence, see our HOA guide.

Why bring your own agent to the design center

The friendly person in the model home works for the builder. Their job is to sell you a house at the builder's price with the builder's contract. You can bring your own agent, and you should do it on your very first visit, because many builders ask for your agent to be registered then. We'll explain how buyer-agent pay works at that community before you sign anything.

Then we go to the design center with you. This is where Marc & Michelle's pool background pays off. Marc sold pools for years before real estate and has designed hundreds of them. We push for three things that are cheap now and expensive later:

  1. The pool electrical package. If you'll ever want a pool or spa, get the electrical run while the house is being built. Adding it after means trenching and a bigger bill.
  2. A gas line to the backyard. For a built-in grill, a fire pit or a pool heater. A stub-out during construction is a small line item. Later, it's a project.
  3. Power at the back of the house. Outlets and a circuit where you'll want lights, a TV, a fountain or pool equipment.

We also look at the lot premium, which elevation you're choosing, where the garage faces for afternoon sun, and whether that "upgrade" is worth what the builder charges for it. Our new homes guide has the full checklist.

New or resale at Sunstone?

The builders expected Sunstone's first sales by 2021, so a small resale market is building up alongside the new homes. Resale gets you a finished yard and window coverings, and sometimes a pool, often at a lower all-in price than a new home once you add those. New gets you your choice of lot and finishes, the builder warranty and whatever incentive the builder is running that month.

Our advice: price both. Add landscaping, window coverings, a fridge and a pool to the new-home number before you compare. For the market around Sunstone, zip 89166 had a median sale price of $509,779 in the three months to August 2026, up 2.1%, and 89143 had a median of $594,743, up 27.9% (Redfin). A jump that big in a small zip usually says more about which homes happened to close than about values, so don't read it as prices rising that fast.

If you like Sunstone but want to compare, Skye Canyon is right next door, with its own builders, a bigger gym and a longer resale history.

Schools near Sunstone

Sunstone is in the Clark County School District. The Review-Journal noted in 2019 that the land sits next to James Bilbray Elementary (3 stars in 2024-25), and Lennar lists Arbor View High (4 stars). Somerset Academy Skye Canyon, a K to 8 charter a short drive away, earned 5 stars. Check any specific address with CCSD's zoning search, because zoning in fast-growing areas changes.

Frequently asked questions about Sunstone

What is Trilogy at Sunstone?

Trilogy Sunstone is Shea Homes' gated 55+ community inside the Sunstone master plan in northwest Las Vegas. Homes start at $399,990 with plans from 1,312 to 2,758 square feet (sheahomes.com, September 2026). Its Cabochon Club has a resort pool, fitness center, pickleball and bocce courts, a coffeehouse and a restaurant.

What are the HOA fees at Sunstone?

It depends on the neighborhood. In September 2026, Lennar listed approximate HOA fees of about $100 a month at Asher, $210 a month at Axel and $100 at Alia, plus separate special assessment fees. We couldn't find dues posted online for Woodside, Richmond American or Trilogy. Ask each builder for its HOA disclosure and what the special assessment covers.

Which builders are in Sunstone?

Four, as of September 2026: Lennar (Axel, Asher, Alia Village, Alia Pointe and Alia Estates), Woodside Homes (Lyra Collection One, Lyra Collection Two and Capella), Richmond American (Solstice at Sunstone) and Shea Homes (Trilogy Sunstone, 55+). Check the builders' sites for what's still selling, since neighborhoods sell out.

Do I need a realtor to buy new construction?

You don't have to have one, but you should. The builder's sales rep works for the builder. Your own agent reads the contract and HOA disclosure, asks about special assessments and pushes for the pool electrical package, a backyard gas line and rear power at the design center. Bring your agent on your first visit, since many builders require registration then.

Does Sunstone have homes with RV garages?

Yes. In September 2026, lennar.com listed the Kennedy w/ RV and Hamilton w/ RV at Alia Village and the Kathryn Next Gen w/ RV at Alia Estates, and describes both neighborhoods as having RV-height garages. Confirm the door height and garage depth against your RV before you pick a lot.
