New homes and a lot under construction in the Kyle Canyon builder communities, Las Vegas, NV

Arete, Creston and Kyle Pointe: Kyle Canyon New Homes Compared

The three communities at a glance

Everything in this table comes from kbhome.com and tripointehomes.com as of September 2026. Builders change prices, incentives and plans often, sometimes weekly, so treat this as a starting point and confirm at the sales office.

That "not listed" row is the first thing we'd raise. Neither builder publishes lot sizes. KB doesn't list HOA dues on either community page. Those numbers decide if a pool, an RV or a dog run will fit, and what you'll pay every month for as long as you own the house, so we get them in writing before you put down a deposit.

Arete at Kyle Canyon (KB Home)

KB announced Arete's grand opening in February 2025, describing it as a gated community in the Kyle Canyon Gateway master plan near the 95 at Rocky Road and Alpine Ridge Way. The community page lists a dog park, a sand volleyball court and pickleball courts, and says the homes are ENERGY STAR certified.

Plan Sq ft Beds Baths Garage From (kbhome.com, Sept 2026)
Plan 1590 1,590 3 2.5 2 $414,990
Plan 1720 1,720 3 2.5 2 $422,990
Plan 2069 2,069 3 to 4 2.5 2 $454,990
Plan 2124 2,124 3 to 4 2.5 to 3 2 $457,990
Plan 2469 2,469 4 to 5 2.5 to 4 2 $478,990

All five are two-story. KB says a home personalized from scratch is typically delivered in four to five months, and a homesite premium may apply on top of the base price. The sales office is open Monday 1 to 6 p.m. and Tuesday through Sunday 10 a.m. to 6 p.m.

Our take: Arete is the price leader of the three. The step from the smallest plan to the largest is about $64,000 for almost 900 more square feet, which is a lot of house for the money in the northwest. The catch is stairs. If you or a parent can't do stairs, Arete isn't the one.

What to ask at Arete's sales office:
- What are the monthly HOA dues, and is there a separate fee for the gate?
- How big is the lot on the homesite I want, and what's the premium on it?
- Is there a special improvement district or any other assessment on the tax bill?
- What incentives are running right now, and do they require your lender?
- Can I get the pool electrical package, a gas stub to the backyard and power at the back of the house before plans lock?

Creston at Kyle Canyon (KB Home)

Creston is KB's next community, at Alpine Ridge Way and Rocky Avenue. When we checked in September 2026, KB listed it as coming soon, with the sales office also coming soon, no move-in-ready homes and pricing as "call for information." It's gated, with a playground, a sand volleyball court and community parks planned.

Plan Sq ft Beds Baths Garage
Plan 1417 1,417 3 2.5 2
Plan 1590 1,590 3 2.5 2
Plan 1850 1,850 3 2.5 2
Plan 2069 2,069 3 to 4 2.5 2
Plan 2212 2,212 3 to 4 2.5 to 3 2
Plan 2469 2,469 4 to 5 2.5 to 4 2

All six are two-story. Three of them (the 1590, 2069 and 2469) share names and sizes with plans at Arete, and KB lists those three as modeled at Arete, so you can walk them before Creston's models open. The 1417 is the smallest plan in any of the three communities.

What to ask about Creston:
- When does the sales office open, and is there an interest list with first pick of homesites?
- Will pricing start below Arete's, given the smaller 1417 plan?
- Same HOA as Arete, or a separate association?
- What's the phase order, and which lots back up to open land or a future road?

Early buyers in a new phase often get the best choice of lots. They also live next to construction for a while. Both are true.

Kyle Pointe (Tri Pointe Homes)

Kyle Pointe is Tri Pointe's community here, with three neighborhoods. The main sales office is at 10464 Desert Sagebrush Avenue, open Monday 1 to 6 p.m., Tuesday 10:30 a.m. to 6 p.m. and Wednesday through Sunday 10 a.m. to 6 p.m. Alpine Ridge and Arrow Peak show a separate address, 9831 Egan Valley Street, with tours by appointment only. Tri Pointe lists neighborhood parks, and some plans offer its GenSmart suite, a private suite for a parent or an adult kid.

Alder: two-story, from the $500s. Tri Pointe lists 3 to 5 bedrooms, 2.5 to 4 baths, 2-car garages and 1,889 to 2,765 square feet.

Plan Sq ft Beds Baths From (tripointehomes.com, Sept 2026)
Plan 1 1,889 3 2.5 $497,000
Plan 2 2,350 3 2.5 $544,000
Plan 3 2,640 3 to 4 3 $557,000

Tri Pointe also showed move-in-ready Alder homes from $575,083 to $621,677. HOA dues are $81 a month in the gated section and $63 in the non-gated section.

Arrow Peak: single-story, from the high $700s. 3 to 4 bedrooms, 2 to 3 baths, 2-car garages, 2,017 to 2,337 square feet. The one priced plan shown, Plan 2 at 2,179 square feet, was listed from $797,187, the same price as the one move-in-ready home shown. HOA dues are $74 a month.

Alpine Ridge: single-story, from the $800s. 3 to 4 bedrooms, 2.5 to 3.5 baths, 2- to 3-bay garages. Tri Pointe's header says 2,379 to 2,623 square feet, while a Plan 3 listing on the same page shows 2,745 square feet from $830,452. Plan 1 (2,379 square feet) is listed from $874,173. HOA dues are $74 a month.

Our take: if you want single-story new construction in Kyle Canyon, this is where it is, and you pay for it. Alder competes more directly with Arete, with bigger plans at a higher price. And when the builder's own page shows two different square footages for the same neighborhood, that's a sign to get the plan sheet for your exact home.

What to ask at Kyle Pointe's sales office:
- Which homes are actually left in Arrow Peak and Alpine Ridge, and are any still buildable, or only move-in ready?
- What's the lot size and premium on each homesite? Tri Pointe has an interactive community map; ask for the lot square footage in writing.
- For Alder: is my lot in the gated section ($81) or non-gated ($63)?
- Which plans offer the GenSmart suite, and what does it add to the price?
- Is there a special improvement district or other assessment on the tax bill?

Schools for all three

All three communities are in the Clark County School District. Tri Pointe lists Kyle Pointe as zoned for James Bilbray Elementary or William and Mary Scherkenbach Elementary, Edmundo Escobedo Sr. Middle and Centennial High. KB lists the same schools as nearby for Arete, plus Somerset Academy Skye Canyon, a charter. On the 2024-25 Nevada ratings, Centennial High earned 3 stars, Escobedo Middle 2 and Somerset Skye Canyon 5. Zoning changes, so confirm with CCSD's zoning search. The city's own plan says the Kyle Canyon district "severely lacks public schools," so plan the school drive before you pick the house.

Things that apply to all three

  • The rep works for the builder. You can bring your own agent. We'll explain how buyer-agent pay works at each community before you sign. Our new homes guide goes deeper.
  • Pool plans start at the design center. If a pool is anywhere in your future, ask for the pool electrical package, a gas line to the backyard and power at the back of the house before plans lock. We design pools too; more on that on our pool page.
  • The lender incentive. Ask whether an incentive requires the builder's own lender. Then compare the full cost of the loan, fees included, against an outside lender's quote.
  • The neighbors are coming. Kyle Canyon is still filling in. Ask what's planned for the land around your lot.

Location

All three sit near the 95 at the northwest edge of the valley. Skye Canyon and the Skye Canyon Marketplace shops are next door, and KB says Centennial Hills Hospital is less than 10 minutes away. Mount Charleston and Lee Canyon are up the road; see our Mount Charleston and Kyle Canyon Road page. For the bigger picture, go back to our Kyle Canyon guide.
